Yield Spread Premium is BACK! At least it is at Excelsion Mortgage. Once again you have flexibility in pricing your owner-user and investor transactions, and can earn some significant fee income too.
Here is the easy 4 step method to earning large Yield Spread Premiums on commercial owner-user and to a lesser extent, investor real estate loans.
STEP 1 – PROJECT CHARACTERISTICS
Your best opportunity for YSP is with owner-user commercial real estate. This can be a conventional loan to 65% LTV or a SBA 504 combination loan to 90% LTV. Check to see that your loan request meets these minimum requirements:

STEP 2 – PROPERTY PREQUALIFICATION

STEP 3 – COMPLETE THE LOAN REQUEST
Once you have satisfied yourself that your loan candidate will prequalify with Excelsion Mortgage, your next step is to complete our Loan Request Spreadsheet and assemble your supporting documents. Instructions for this step are found in the first worksheet of the Borrower Documentation Spreadsheet, which you can download below.
Once done, simply email us the spreadsheet, pictures, and documents or fax the documents back to 888-578-5441. This whole process shouldn’t take more than 20 to 30 minutes. Once we have a complete request, we should be able to issue a Conditional Approval within 48 hours.
You MUST complete this spreadsheet and send it with your request or your request will be ignored!
