Excelsion can help your clients with smaller investment properties according to the following general guidelines. Note that Yield Spread Premium is available under a number of pricing/pre-pay options:
Types: Multi-purpose commercial (Retail, Office, Warehouse, Industrial)
Loan To Value: Up to 65%
Loan Amounts: $500,000 to $4,000,000
Underwriting: DSC >= 1.4, stabilized properties with historical financials, 80% or greater occupancy, no construction, no turn-arounds, minimum Borrower credit score of 650 with 680 preferred.
Locations: Most states except AL, AR, AZ, CA, FL, GA, IN, LA, MI, MS, NV, OH.
